4. Apply Online – Meet in Person
We want to make the application process as easy as possible for prospective new tenants when applying for your property, yet still gather as much information as possible.
Once a prospective tenant has viewed your property and met with one of our Property Manager, they are encouraged to apply online, where they can upload all their information as well as attaching the documentation we require.
Traditional paper application form is still available because we want to make the process as easy as possible for all.
5. Change Over Times
We always try to minimise your property vacancy, by marketing it once your current tenants have given notice to vacate. We start to open home before the current tenant move out.
6. Fixed Term Tenancies
Tenants usually sign a 12-month lease when they commence their tenancy. Before the end of their fixed term lease, we would offer them the opportunity to secure the property for a further fixed term period.
However, under the NSW Residential Tenancy Act we cannot force a tenant into signing a new lease.
7. Absolutely No Tolerance on Rental Arrears
Our system will red flag any late payment daily. Reminder will be sent to fix. If not, Our Property Managers will call the tenants to rectify the situatios. Termination notice will be served on the 15th day of arrears for them to vacate or pay their outstanding monies. Legal action will take place if there is no proper response.
8. Routine Inspections
We inspect your property 8 weeks after a tenant commences a new lease, then we carry out inspections every 6 months after. Our routine inspections report photos and notes inside and out. We will also advise you of any repairs required or future maintenance items of concern.
